The day a home goes vacant, a standard homeowner's policy can start pulling back coverage in as little as 30–60 days, and one frozen pipe in an Iowa February can erase more equity than any pricing decision. The good news: a vacant or inherited home sells cleanly when you get ahead of a short list of risks and price it right. The clock that starts when the house goes empty
Most families don't realize an empty home is its own kind of risk. Three things to handle in the first week:
- The insurance gap. Standard policies limit or suspend coverage on a home vacant beyond roughly 30–60 days — exactly the losses empty houses suffer. The estate needs a vacant-dwelling policy before that window closes. I flag it early and refer you to three licensed producers; I don't sell insurance.
- Winterization. Iowa's freeze season runs about November through March. Shut off and drain the water, keep minimum heat near 55°F, and keep power on for the sump pump.
- Eyes on it. A neighbor, a service, or me — weekly. A cared-for house shows better and keeps insurers and buyers comfortable.
Insurability flags buyers' lenders care about
On an older empty home, three findings can make a buyer's insurer balk and stall financing late: a Federal Pacific electrical panel, knob-and-tube wiring, or a roof past about 20 years. I spot these early and we price and disclose around them, instead of getting surprised two days before closing.
Sell as-is, or a little prep — the numbers decide
You have two honest paths: sell as-is to an investor who prices in the work, or do the $200–$500 first-impression items for a retail buyer. Which nets more isn't a guess — I'll show you both on paper before you spend anything.
Out of state? The whole sale runs remotely
If you're not in Iowa, you never have to be. Sign everything electronically; I handle the lockbox, photos, and coordination on the ground; closing uses a remote online notary so you sign from home; proceeds wire to your account.
